Operating as a fully self-contained, independent commercial holiday let, this distinct & unique ancillary studio functions as a dedicated short-term rental business within the property boundary. Specifically designed to provide autonomous, private accommodation for paying guests, the studio is managed exclusively as a commercial entity separate from the main residence. The unit actively welcomes year-round commercial short term bookings from 1 to 14 days, offering independent access and self-contained facilities in a quiet residential location, optimized entirely for business use. All major Credit & Debit Cards Accepted. We now accept Apple Pay & Google Pay Including Contactless Payments for booking deposits & balance payments.

1 Person = Super roomy
2 People = Perfection, its exactly what it was designed for
3 people = Absolutely fine ! that's why there's 2 beds !
4 people = Yes, but please be aware it will be a much tighter booking

Check-In / Check-Out
Check-in is usually between 4pm and 5pm, or by prior arrangement.
Late self check-in may be possible — please ask.
Check-out is 10am.
An extra 1-hour flexible check-out may sometimes be available by arrangement.
Please Respect the Property & Neighbours
No parties, events, stag dos, hen parties, or chem parties.
Please keep noise to a minimum and respect our neighbours.
Quiet hours are from 10pm to 8am.
No loud music or late-night outdoor gatherings.
Parking
Large off street Private Car Park with 2 Spaces Specificaly for the Pod
Please *always* park in the designated parking spaces at *all times*. There are plenty of spaces available. *Do not park in the cul-de-sac* there is no need to do so even tempotarily ie drop off pick up etc. Thank you for your cooperation
Smoking & Substances
No smoking inside the property.
Please do not smoke in doorways or with patio doors open into the house.
Medical 420 is accepted, but no strictly no drugs or chem parties.
Barbecues
Barbecues may be possible by arrangement depending on weather and local fire risk conditions.
If permitted, please keep them reasonable and finish by 10pm.
Guests & Pets
Only registered guests may stay overnight.
We love pets, but unfortunately cannot accept them due to allergies.
During Your Stay
Please leave The Pod tidy and treat it with kind respect, thank you
If anything is damaged, please let us know as soon as possible.
Flexible check-in/check-out may sometimes be available, depending on scheduling.

Booking Terms
Booking Confirmation
Your reservation is confirmed once payment has been received.
Payment
Full payment is required by the agreed date.
Late payment may result in cancellation of the booking.
Payment is by bank transfer.
Cancellation Policy
Cancel 14 days or more before arrival: full refund.
Cancel 7–13 days before arrival: 50% refund.
Cancel less than 7 days before arrival, or no-show: no refund.
Changes
Booking changes are subject to availability and may incur additional charges.
Check-In Requirements
Valid photo ID or passport may be required at check-in.
Special Requests
We will always do our best to help, but cannot guarantee special requests.
Liability
We are not responsible for personal belongings, injuries, accidents, or losses during your stay.
Unforeseen Circumstances
Bookings may need to be changed or cancelled due to circumstances beyond our control.
Privacy
Your information is handled in accordance with our privacy policy.
Governing Law
These terms are governed by UK law.
